Property Management Services Include:
1) Inspect the property and consult with the owner
2) Recommend a rental rate, security deposit and lease terms
3) Advertise: Multilist Exposure, Internet Advertising and Property Signage
4) Actively seek tenants
5) Briefly interview all prospects prior to touring the property
6) Conduct showings of property to prospective tenants
7) Verify prospective tenant credit history and reference
8) Prepare and execute the lease with specifications to the individual property owner
9) Collection of security and other deposits
10) Collect all rent and enforce collection of rent
11) Move-in and move-out inspections
12) Take legal action on your behalf if necessary to collect past due rents or evict tenants
13) Pay mortgage, insurance, taxes and utilities if requested
14) Lease renewals
15) Maintenance requests, including emergency maintenance
16) Code work to meet governmental requirements for Certificates of Occupancy
17) Supervise maintenance repairs
18) Provide monthly and year-end statements of income and expenses
19) Contracting by bid and supervision for major improvements and repairs to property
