Ypsilanti Open House - October 15 from 12 to 4 PM

What is the Ypsilanti Open House?

To quote one of my favorite shows the A Team "I love it when a plan comes together." For the last few months agencies from around the beautiful city of Ypsilanti have been working together to show the public what a great city we have.

This event is in its 3rd year and takes place in the city of Ypsilanti this Saturday October 15th from 12-4. There are many facets to this event and many parties that champion the city are involved. In summation this event was created to show new people to the area all the great things that the city has to offer.

Want to check out some houses? We will have almost 30 open houses in the city from 12-4 pick up your maps and the downtown Key bank on Michigan Ave. or simply visit the website OpenHouse.Ypsi.com.

Want to learn about the nuances of home buying? Please visit the Key Bank center we will have lenders and Realtors on site to answer your questions about home ownership.

Ready to buy and need some assistance? We are holding a Washtenaw Housing Education Partners class at the Key Bank, and when passing they will offer down payment assistance LEARN MORE

Just interested in seeing what the city has to offer and getting some eats? Take a tour guided bus tour around the city and get a EMU discount card to use at local eateries and shops.

RECORD LOW MORTGAGE RATES!

Fixed rates have fallen to an all time record low, following the Federal Reserve's announcement of it's Maturity Extenstion Program and it's additional purchase of mortgage back securities. The average fixed mortgage rate fell below 4% for the first time ever, to 3.94%. A 15 year fixed mortgage rate stands at a cozy 3.26%.

The last time we saw mortgage rates this low was during the 1950's, according to the National Bureau of economic research.

For those who can qualify, this is a tremendous opportunity to purchase a home.

Top 5 Advantages of Working With a Local Lender

Buying a home is one of the biggest investments that you will ever make. Working with a local lender can bring you a much higher level of service and a smoother closing.

1) Local lenders have a local expertise: Out-of-area lenders have little or NO knowledge of your market. A local lender will know more about special down-payment assistance programs offered through local government agencies and will also have a unique understanding of our local real estate market.

2) Local lenders have local connections: Let’s face it, that out-of-area lender is not going to have the inside scoop on the Who’s Who of the local real estate market. Your local lender will be a wealth of information in regard to appraisals, local laws and regulations and will probably know the agent on the other side of the transaction. Local lenders will also have the advantage of knowing the local title companies that you will be working with.

3) Local lenders have a local reputation: If you are dealing with a lender 1500 miles away, odds are they are not going to be concerned with a local reputation. Local lenders build their business on referrals, so they are going to be more attentive to details and will maintain a relationship with you long after you close on your home.

4) Local lenders can make it to your closing: Having your lender at the closing is imperative. When you see an endless heap of paper work, you will have a lot of questions for both your Realtor AND your lender. Out-of-area lenders will not have the ability to sit next to you at closing and offer you the support that you need and deserve.

5) Local lenders provide a higher level of service: The bottom line is this – when you are working with a local lender, you can walk right into their office and receive face-to-face customer service. There will be far less miscommunication and misunderstandings in regard to your mortgage application and the life of your loan.
