Ann Arbor Real Estate: Home Sales Rise Again

We recently made national news, as Ann Arbor ranked third on Kiplinger’s list of cities with the highest rising home prices. This has been wonderful news for Ann Arbor and Washtenaw County. Even our neighbors to the north in Livingston County have seen strong signs of market stabilization. Is this a trend for southeast Michigan, or are we seeing a national shift in a significant market recovery?

According to Lawrence Yun, NAR chief economist, these are early signs of what may be a nationally sustained recovery. "The pattern of home sales in recent months demonstrates a market in recovery," he said. "Record low mortgage interest rates, job growth and bargain home prices are giving more consumers the confidence they need to enter the market."

We are already seeing regional increases across the board, but have had the largest increase in the Northeast by 10.7 percent for the month of December. In the Midwest we are rising by 8.3 percent. The South and west continue to rise 2.9 and 2.6 percent respectively.

NAR President Moe Viessi, said more home buyers are expected to take advantage of favorable market conditions this year. "The American dream of homeownership is alive and well. We have a large pent-up demand, and household formation is likely to return to normal as the job market steadily improves," he said. "More buyers coming into the market mean additional benefits for the overall economy. When people buy homes, they stimulate a lot of related goods and services."

3 signs that it is time to purchase a home in Ann Arbor:

1) Interest Rates: 30 year fixed-rate averages remain BELOW 4 percent. With historically low interest rates, it’s a prime time to take advantage of this buyers market, while it lasts! 4. Most importantly: Pack away all appliances, get rid of excess furniture, put away useless dishes – and make your home neat and orderly. If you’ve ever visited a model home, you’ll notice it’s clean and uncluttered. You have to move anyway, so you might as well pack early, and make your home more saleable. Go to the garage and make sure it’s neat.

Tips For Selling Your Home During The Winter

Spring is the best time to sell your home, right? Perhaps, but consider this -- buyers out looking at homes in December or January are generally more serious about buying. As a seller, you benefit for two reasons:

1. A general lack of competition (inventory)
2. Each showing is more productive leading to fewer showings necessary to sell your home

To maximize your efforts . . .

Let Your Lights Shine: For a showing, every single light in the house must be on, even in the ones you may not think are important, such as closets, utility and laundry rooms. Make sure all bulbs are working and replace them immediately when they burn out.

Keep your outside lights on as well. This is an open-arms welcome for showings and even when you don’t have a showing scheduled, it helps people driving or walking by see that your house is for sale.

During these shorter days with limited daylight and snow and clouds, keep your curtains and blinds open to capture every ounce of natural light.

Provide Convenient Parking: It’s vital that buyers have a convenient place to park. Keep your driveway and front of your house free from snow and ice. This, too is part of the “welcome mat.” A buyer takes 8 seconds to form an impression about your house. You only get one chance to make a first impression, and you want it to be a good one. Don’t make buyers climb over a snow bank when they exit their vehicle or walk a long way in cold weather.

Make It Easy to Enter: Make it easy for buyers to deal with their snow and salt covered shoes when they arrive. Put an attractive area rug at the front door for wiping and placement of shoes. If Space allows, place a chair or bench to sit on to make it easy for buyers to remove their shoes or put disposable booties on.

Keep Odors Under Control: Homes tend to be stuffy in winter and this allows odors to build up. Pet odors and strong cooking odors are a challenge this time a year when the windows are shut and rarely, if ever, opened. Room deodorizers or burning candles are perfectly acceptable, but they should be subtle and in the background. The best tact is to keep the house clean, change the cat litter daily, avoid strong cooking odors or even use an air purifier. Consider setting your thermostat so that the furnace fan runs constantly during the day to keep air moving throughout the house to dissipate odors.

Cultivate a Festive Look: Holiday decorations can help sell a home, but don’t go overboard. Remember, less is more. You want potential buyers to focus on the features and attributes of your home. Decorations should be an enhancement and not a distraction. When a buyer starts mentally placing their furniture, you’ve had a good showing!

Don’t Ignore the Outdoors: Make a good first impression on buyers with a neatly maintained yard. Walks and steps should be kept clear, especially of snow and ice.

Don’t Roast Buyers: We all tend to prefer a specific temperature for our homes during the winter, but don’t blast buyers with hot air. Remember, buyers will be wearing their coats even as they walk through the house.

Keep Seasonal Clothing under Control: A major challenge of selling a home during the winter months is the overabundance of cold weather gear that must be stored. Buyers don’t want to find the mudroom filled with boots or the hall closet overflowing with heavy coats. Shift some winter coats to another closet and put anything not needed into storage.

Retired in Ann Arbor: SHOP LOCALLY ON BLACK FRIDAY!

If you are interested in doing your holiday shopping at local stores, Ann Arbor is the perfect place to live. As a recent retiree and the author of the blog RetiredinAnnArbor.com, I am often discovering interesting things to do and buy in this eclectic town we call home.

In the last couple of months, I have blogged about doing, eating, shopping and living in Ann Arbor. The vast selection of things to do and see here is still amazing to me — and many worthy things are free!

So why did I start blogging about being retired in Ann Arbor? One evening I was sitting at my computer, and I Googled “retired in Ann Arbor.” What came up? The top items returned from the search were about assisted living places. BLECH!! Now we all know that we will need this assistance some day, along with our excellent hospitals and medical assist items, hospice, and even cemetery plots, (I recently read an article that reassured us that there were plenty of plots left for us Boomers … whew).

But if we don’t need these things now, we do not want to think about them now. Instead, we would rather focus on the great restaurants, activities, shops and quality of life that Ann Arbor provides.

So back to shopping. A couple of weeks ago, I wondered if it was possible to write a daily blog, starting on Thanksgiving, and ending 30 days later, on Christmas Eve, while featuring a different local shop each day. I was hoping that this would be an interesting resource for holiday shoppers looking for an alternative to mall and big box stores, or those just hoping to have a small effect on our trade deficit.

After listing my favorite shops, I realized that I could feature 2 shops a day, and still will not cover all the options.

Where else, in a town approximately 5 miles by 5 miles can you find more than 50 independent, interesting and quirky shops where you have a selection of many locally-made items? And that doesn’t even count all of the restaurants, fitness and massage studios, and beauty salons that offer gift certificates.

I divided the town into neighborhoods to better organize my search. The main areas that I will cover are Kerrytown, Main Street downtown, State Street downtown, Plymouth Road and West Stadium. My research consisted of SHOPPING! What could possibly go wrong with that?

I asked the person in charge of each venue if they minded that I photographed their most interesting items — and no one has objected. They also assisted me in finding Michigan-made items, as well as their favorite things.

I will start on (Black) Friday, with a couple of delectably obscure shops, where you can shop to your heart’s content without coupons or crowds. (And they don’t open at 4 a.m. either.) Then I will continue with 1 or 2 shops a day, until we have completed the holiday season, and we can go back to our normal pace, which, if you are retired in Ann Arbor, provides plenty of things to do on a daily basis.

"Mortgage rates were little changed this week just as the economy is showing potential for further gains in the near term. Retail sales rose for the fifth straight month in October and beat the market consensus forecast. Meanwhile, consumer confidence rose for the third consecutive month in early November to the highest reading since June, according to the University of Michigan's sentiment index. Lastly, homebuilder confidence exhibited a back-to-back monthly increase in November to the strongest level since May 2010, based on the NAHB/Wells Fargo Housing Market Index." When I buy a new house will my property taxes go up?

If the current State Equalized Value or SEV (approximately 50% of the home's market value) and the Taxable Value (the current owners' tax basis) are the same, your taxes will probably not change much.

If there is a gap between the two, however, your taxes will adjust upward, and be based on the SEV.

Another factor is whether the property is your primary residence. A home purchased as a second residence or rental will have "non-homestead" taxes. In Ann Arbor, the non-homestead factor is currently .0592, so on a $240,000 property the taxes would be $120,000 x .0592, or $7,104. For an owner-occupied property, the taxes would be $5,640, based on a factor of .047 (Remember, these are approximations only).

You can deduct the interest on up to one million dollars of home mortgage ownership whether it is used to purchase a first or a second home. Washington between Michigan Avenue and Ferris Streets and on the Library Park Plaza. The library’s Book Mobile will also be on hand. Andy the Ambulance will be around to “talk” with wee ones, too.

RECORD LOW MORTGAGE RATES!

Fixed rates have fallen to an all time record low, following the Federal Reserve's announcement of it's Maturity Extenstion Program and it's additional purchase of mortgage back securities. The average fixed mortgage rate fell below 4% for the first time ever, to 3.94%. A 15 year fixed mortgage rate stands at a cozy 3.26%.

The last time we saw mortgage rates this low was during the 1950's, according to the National Bureau of economic research.

For those who can qualify, this is a tremendous opportunity to purchase a home.

Top 5 Advantages of Working With a Local Lender

Buying a home is one of the biggest investments that you will ever make. Working with a local lender can bring you a much higher level of service and a smoother closing.

1) Local lenders have a local expertise: Out-of-area lenders have little or NO knowledge of your market. A local lender will know more about special down-payment assistance programs offered through local government agencies and will also have a unique understanding of our local real estate market.

2) Local lenders have local connections: Let’s face it, that out-of-area lender is not going to have the inside scoop on the Who’s Who of the local real estate market. Your local lender will be a wealth of information in regard to appraisals, local laws and regulations and will probably know the agent on the other side of the transaction. Buyers Should Take Advantage of Low Interest Rates

Mortgage rates inched down again this week as investors worried about the shaky U.S. economy and kept their eyes on Europe's lingering debt problems.

The benchmark 30-year fixed-rate mortgage fell 3 basis points this week to 4.32 percent, according to the Bankrate.com national survey of large lenders. A basis point is one-hundredth of 1 percentage point. This is the lowest level the fixed rate has reached since Bankrate started the weekly mortgage survey nearly 26 years ago. The mortgages in this week's survey had an average total of 0.42 discount and origination points. One year ago, the mortgage index was 4.54 percent; four weeks ago, it was 4.45 percent.

The benchmark 15-year fixed-rate mortgage fell 4 basis points, to 3.44 percent. The benchmark 5/1 adjustable-rate mortgage fell 3 basis points, to 3.07 percent.

What are QR Codes?

You may have noticed black symbols showing up on billboards and other marketing materials in recent months. These 2-D barcodes are known as QR codes (Quick Response codes) and are gaining in popularity thanks to the recent explosion of smartphones among consumers.

How QR codes are used

When smartphone users download QR code apps, they are able to take a picture of the code and get hidden content that marketers have programmed into the code. This content may include a website, business contact information, a coupon or other promotion. Promotions include discounts, codes for free shipping or merchandise, and downloads. Others are also using the codes to garner more participation on their Facebook page and building their e-mail marketing database.

The apps that are required to scan and read the QR codes are free and have been developed to work with Blackberry, iPhone and Andriod phones.

Some prefer apps such as Google Goggles, Barcode Scanner or QR Droid Private in terms of scanning QR codes.

Fall Maintenance Tips

The best way to protect your home is to follow a routine maintenance schedule. Late summer to early fall is the perfect time for fall maintenance projects.

Here are just a few tasks that we recommend:

Exterior: Check the roof for any wear and tear, clean the gutters and downspouts. Be sure that downspouts are directed away from the foundation. Always insulate water pipes that are exposed.

Garage: Protect and cover lawn equipment and drain lawnmower of gasoline and oil. Check the weather stripping along the bottom of the garage door.

Heating & Cooling: Have your furnace serviced in advance! You don’t need a problem to arise on a cold winter’s day.

Interiors: Have ventilation ducts cleaned, inspected, and repaired, evaluate insulation and caulk where necessary. Test smoke and carbon monoxide detectors, replace batteries if needed.

Plumbing: Have septic tank professionally drained and cleaned every two years.

Doors & Windows: Check glazing putty on windows and check caulking for decay around doors, windows, corner boards and joints.

Plumbing: Drain exterior water lines, hose bibs, sprinklers and pool equipment. Check insulation wrapping on all water lines and drains exposed to weather.

EXTERIOR

Front Entrance: The first impression starts at your front door. Clean or paint, fix broken glass or clean glass, make sure the locks work easily and the exterior is well lighted. Put a new welcome mat at the front door. Consider some seasonal potted plants for the front porch.

Lawn: Remove clutter, edge walks, trim hedges and weed gardens. Make sure lawn is mowed. If you have vacated the home, make arrangements to have the lawn maintained. In the winter, it is essential that the sidewalk, driveway, and porch are free of ice and snow.

Gutters & Spouts: The majority of basement problems are caused by the inadequate extension of downspouts and poor grading. Make sure downspouts are extended and gutters are clean.
Windows: Wash your windows! They make your home sparkle. Replace any missing storms or screens.

Garage: Garage doors should work without effort. Remove debris and organize.

Place fresh throw rugs over worn carpet near thresholds. Ask your agent if your furniture arrangement is optimum for showing. The feeling of spaciousness is crucial. Remove unneeded items to make the room look bigger. You may even need to put some items in storage off premises.

Personal Property: Store any items that you intend to remove (or if they're essential to your daily living, clearly mark as "not included in sale"). Remember, a Purchaser will not include any items in a sales agreement that he or she hasn't seen. However, please consider the fact that items you exclude (curtains, appliances, etc.) may not be appropriate or necessary in your new home. The offer price may reflect the omission of these items.

Firearms: For safety and to create a friendly atmosphere, lock and store all firearms out of sight.
Closets: Over-crowded or poorly arranged closets imply a lack of adequate storage space. This applies to front hall closets and bedroom closets.

Halls and Stairways: Clear away clutter for an open appearance.

Kitchen: Remove all clutter from workspaces, including unnecessary appliances and decoration. Stove should be cleaned, as well as sink, refrigerator, and dishwasher. Empty garbage. Remove clutter. Hardware: Repair loose doorknobs, sticking drawers, warped cabinet doors. Oil hinges.

Lighting: Replace light bulbs and faulty switches. Remove unnecessary extension cords.

Shower/Tub: Replacing old shower curtains with new ones is an inexpensive way to give the bath a "new home" smell.

Basement: Clean exterior of furnace unit. Remove cobwebs, replace light bulbs, and organize storage. Make furnace, water heater, and electric box accessible. Use a dehumidifier to remove musty odors.

Odors: Purchasers are especially sensitive to odors. You may not even be aware of them. Pet odors are the most common and problematic. Make sure litter boxes are clean, carpets are clean, and the home is well ventilated. It may be necessary to replace carpeting if odors persist. Other odors that are sometimes objectionable are smoking odors, cooking odors (highly seasoned food), and must or mildew. Please discuss these problems with your agent.

Getting the Most from an Open House

Many people begin their home buying experience by visiting open houses. It's a great way to get a sense of what houses are selling for in your target neighborhood. If you've been to a few open houses already, you've probably been asked a few questions by the agent-host:

•"How long have you been looking?"
•"Are you working with an agent?"
•"How did you hear about this open house?"
But you can ask questions, too.

An open house is a good way to learn more about a home in which you're interested. The agent hosting the open house isn't always the person who has the listing, but in case she is, she can be a good source of information about the house.

It’s important to make a good impression, every time you have a prospective buyer look at your home. Here are just a few helpful tips to make sure that your home is in ready-to-show condition.

Exterior: The first impression starts at your front door. Clean or pain, fix broken glass or clean glass, make sure the locks work easily and that the exterior is well lighted. Clear out any cobwebs and shine up those exterior lights.

Lawn: Remove clutter, edge walks, trim hedged and weed the gardens. Make sure your lawn is mowed. In the winter, it is essential to keep your driveway and porch free of ice and snow.

Interior: They entry should be welcoming. Floor mats help keep your home clean and makes the prospect feel that you are concerned about your home. The general cleanliness of your home reflects its overall maintenance. It is very important! Don’t expect the buyers to imagine how the house would look if it were clean.

Closets: Over-crowded or poorly arranges closets indicate a lack of adequate storage space. This is important for front hall closets and bedroom closets.

As we celebrate our 41st Earth Day environmental awareness is a common theme.

Originating in the USA, it is now celebrated around the world. The word “green” has become a buzz word. Let’s make sure it’s sincere. . .

As an EcoBroker, my goal is to educate my clients on affordable home features that will provide comfort as well as a healthier environment. What a great feeling to know that you are not sending your hard-earned cash and carbon footprint up the chimney! Even a tiny effort on your part contributes to the environment’s bottom line. Here are some ideas:

Spring cleaning – clean under and behind your refrigerator to provide more energy efficiency; clean and check window seals; look for obvious sources of draft and leakage.
Check your air conditioner – outdoors, trim back plants and vines that grow around the a/c unit; inside, adjust your thermostat settings and have your system inspected by a qualified professional.
Two degrees – adjust your programmable thermostat up 2 degrees in the summer and down 2 degrees in the winter.
Twist the knobs – on the hot water heater, the refrigerator and your programmable thermostat. Adjusting them a little out of your “comfort zone” can have a big impact on the environment and your pocket book!
Change direction – warm weather means changing the direction of your ceiling fans. In summer they should be set to draw air upward to cool the area and ensure constant airflow.
Let it slide – make sure the track is clean on your sliding door wall and windows. A build up of dirt can damage the seal create gaps where air can escape.
Ventilation – attic ventilations systems draw cool air up through the house and have a much lower carbon footprint than an air conditioner does, often at a considerable savings.
Window treatments – consider installing insulated, thermal backed window treatments.
Plant some shade – trees are good for the environment while at the same time shield your home from summer sun.
Let the wind blow through – Install a clothes line and enjoy sun-soaked clothing. Air drying your laundry saves on energy and is gentler on your clothes helping them last longer.
Go green – start a compost bin, install a rain barrel, reduce, reuse and recycle whenever you can.

Every little bit helps. If you think for one moment that your contribution is insignificant, multiply it. Put your hands together! Feel the momentum as millions of tiny acts band together. Can you feel it?

Home Buyers: The Key to an Efficient Closing

The Key to an Efficient Closing

Preparing for a smooth closing can be a piece of cake, as long as you follow a few suggestions. Every closing is unique, so stay in close contact with your Realtor in order to get the best advice. Here are a few tips to keep in mind before you close on your home.

The Mortgage Commitment: Prior to the closing, you will receive a letter from the lending institution approving your loan and stating the terms of the loan. There will be directions in the letter regarding the commitment fee, if any. Certain lenders ask that you return the signed letter with the fee; others collect the fee at the closing. If you are not given instructions to the return the letter, it’s important that you contact the lender and accept or decline the commitment.

Power of Attorney: If one or both of the purchasers is/are unable to attend the closing, please notify your agent at least ten days before the closing. If there is a “Power of Attorney” document needed it is essential to bring the original document.

Closing Documents: We recommend that you have an attorney review the closing documents. Please provide your attorney’s contact information to your Realtor ten days prior to the closing. Your attorney will receive the closing documents as soon as they are available from your lender and the title insurance company.

Insurance: If you purchase a house, it is necessary for you to bring a homeowner’s insurance policy (fire and hazard) to the closing. The policy must be paid in full for one year. You must bring the policy itself and a paid receipt (most lending institutions do not accept a binder). They contain the names of everyone having an interest in the property. If you purchase a condominium the condo association will provide the master insurance policy. You should check with your lender to determine whether you need further coverage.

Utilities: Prior to closing, contact the appropriate companies to have all utilities transferred to your name as of the date of possession. Do not have them turned off, especially in the winter.

Final Closing Costs: Closing costs are obtained from the title insurance company before closing. Your agents will call you with the figures as soon as they are available and will tell you the amount of money to bring.

Funds to Close: Important! If you are transferring funds from one account to another, you must allow at least ten days for the checks to clear before being able to use those funds. Only cashier’s checks, certified checks and money orders are accepted at closing.

These are the important items to bring to closing:

1) Funds to Close

3) Checkbook (just in case)

4) Driver’s License/I.D.

Is It A Seller's Market?

For a few years now, buyers have held the cards when it comes to buying a home. With the economy slumping, foreclosures and short sales have dominated the market, allowing buyers to take advantage of great deals. While the pricing has not rebounded, buyers can still get a nice home for a great price. What has changed very quickly is the fact that buyers cannot bring “low-ball” offers to the table if they want to buy. The Seller's Market has become competitive, and it's time for home buyers to bring their highest and best offers.

Of the 12 pending sales I have at the moment, 8 of them were multiple offer situations. Buyers need to know if they want that house, they need to step up and bring good offers that sellers will consider. There are a lot of buyers competing for little inventory at the moment and it’s pushing pricing back up slightly. I’m seeing this trend not only in Ann Arbor, but markets in Wayne and Oakland Counties too.

District Calendars include vacation days, school events and more. You can even subscribe with iCal or Google Calendar. What school would my child attend?

This was just one of many unique and highly creative holiday ornaments that were created by everyday household items. This delightful penguin was created by using a simple light bulb, some paint and quite a bit of imagination!

A Futuristic Christmas Tree

At first glance this may look like an ornamental tree found in your favorite Science Fiction film. However, this is a simple holiday tree created by discarded CD's that are becoming less and less relevant with the Internet era.

You’ve probably been watching prices dip over the past several years and are wondering – will they dip further? Perhaps, but you are in the midst of some of the lowest interest rates in 20 years and by waiting you may find that you have really lost.

Why is this?

Because as the economy rebounds the demand for mortgages will rises and with it interest rates. It’s the old law of supply and demand.

Let’s take a mortgage of $175,000 . . .

What is a Title?

As generally used; the rights of ownership and possession of particular property. In real estate usage, title may refer to the instruments or documents by which a right of ownership is established (title documents), or it may refer to the ownership interest one has in the real estate.

What is Title Insurance?

Insurance against losses resulting from a title defect discovered after property has been conveyed from buyer to seller and a new mortgage taken out by the buyer. This protects the borrower against claims not identified in the title search, or claims not specifically listed as exemptions to the title insurance policy.

Top 5 Reasons Why You Need Title Insurance

1) A title insurance policy is recommended when you are selling a property. Most sales contracts call for the seller to convey clear and marketable title to the purchaser and back it up with an owner's policy of title insurance. Major title company underwriters have bigger pockets than an individual seller.

2) The title commitment for title policy will tell all parties what needs to be done to give the purchaser an owner's title policy in their name.

3) A title insurance commitment for title policy will disclose the status of the real property taxes on the subject property. A property could be lost if taxes remain unpaid for three years.

4) A title insurance commitment for title policy will disclose recorded documents that affect title. The commitment may disclose that the seller has four outstanding recorded mortgages, however seller has declared to listing realtor that there are only two. The seller and the realtor will need to work on obtaining discharges of mortgages for the two mortgages which the seller states are not owed.

5) The title insurance commitment for title policy is important in assuring that home ownership is free and clear of any right or claims of prior owners.
